Welcome to Ikan Villa. These Terms & Conditions ("Terms") govern your use of the website ikan-villa-ubud.vercel.app (the "Site") and any booking made with us. By using the Site or booking a stay, you agree to these Terms. Please read them carefully.

1. About Us

3. Bookings

3.1 Enquiries and Confirmation. Submitting the contact/enquiry form does not constitute a confirmed booking. A booking is confirmed only once we have issued a written confirmation and, where applicable, received the required deposit or full payment.

3.2 Accuracy of Information. You are responsible for providing accurate guest details, contact information, and stay dates. We are not liable for issues arising from inaccurate information provided at the time of booking.

3.3 Rates and Availability. Rates displayed on the Site are subject to change without notice until a booking is confirmed. Confirmed bookings will honor the rate agreed in writing at the time of confirmation.

3.4 Minimum Stay. Certain dates or seasons may be subject to a minimum length of stay, which will be communicated at the time of enquiry or booking.

4. Payment

4.1 Payment terms (deposit amount, balance due date, accepted payment methods) will be provided at the time of booking confirmation.

4.2 All prices are quoted in [currency, e.g. IDR / USD] and are inclusive/exclusive of applicable taxes and service charges as stated at checkout or in your booking confirmation.

4.3 Payments made through third-party platforms (e.g. bank transfer, payment gateway, OTA) are subject to that provider's own terms and processing fees.

• Not smoke inside the villa (designated outdoor areas only, where provided)
• Take reasonable care of the villa, furnishings, and amenities, and report any damage promptly
• Be liable for the cost of repair or replacement of any property damaged, lost, or excessively soiled during their stay, beyond normal wear and tear
• Comply with any additional house rules provided at check-in

We reserve the right to end a stay without refund if a guest's conduct seriously breaches these Terms, endangers other guests or staff, or causes significant damage to the property.

8. Pets

9. Liability

9.1 We take reasonable care to ensure the villa, facilities (including the swimming pool and hot tub), and amenities are safe and well maintained. However, guests use all facilities at their own risk.

9.2 To the fullest extent permitted by applicable law, we are not liable for any indirect, incidental, or consequential loss, or for loss of personal belongings, arising from your stay, except where such liability cannot be excluded under Indonesian law.

9.3 Nothing in these Terms excludes or limits liability for death or personal injury caused by our negligence, or for fraud, or for any other liability that cannot be excluded under applicable law.

9.4 We are not responsible for events outside our reasonable control (force majeure), including natural disasters, extreme weather, government action, or public health emergencies, that prevent or disrupt a booked stay. In such cases, we will work with you in good faith on rescheduling, credit, or partial refund options where reasonably possible.

10. Intellectual Property

All content on the Site — including text, photographs, graphics, logos, and design — is owned by or licensed to Ikan Villa and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or create derivative works from this content without our prior written consent.

11. Third-Party Links and Services

The Site may contain links to third-party services (Google Maps, WhatsApp, Instagram, payment processors, booking platforms). We are not responsible for the content, policies, or practices of any third-party site or service, and your use of them is subject to their own terms.

12. Privacy

Our collection and use of your personal information is governed by our Privacy Policy, which forms part of these Terms.

13. Changes to These Terms

We may update these Terms from time to time to reflect changes in our services or legal requirements. The "Last updated" date at the top of this page shows when it was last revised. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms. Bookings already confirmed remain governed by the Terms in effect at the time of confirmation, unless otherwise agreed.

14. Governing Law & Jurisdiction
